Understanding MEP Fix Stages - Essential for New Engineers
1st Fix 2nd Fix Final Fix Testing & Commissioning
1st Fix - Rough-in
All concealed works installed before walls, ceilings, or floors are closed up. Conduits, pipes, ducts, trunking, and cable trays. Must be inspected and approved before concealing.
2nd Fix - Connections
Equipment connections and exposed fittings installed after finishes are mostly complete. Cables pulled through conduits, valves fitted, ductwork connected to equipment.
Final Fix - Accessories
All visible fittings installed last - switches, sockets, light fittings, diffusers, grilles, and sanitaryware. Installed after painting and tiling are complete.
Testing & Commissioning
Every MEP system must be tested and commissioned before handover. Pressure tests, meggering, flow balancing, and functional testing. A witnessed test record is required for the O&M manual.
